Freeze on residential property taxable assessments continues for 2010 in P.E.I.

The taxable assessment on owner-occupied residential property will remain frozen in 2010, says Minister of Finance and Municipal Affairs Wes Sheridan.

In the fall of 2009, legislation was passed to ensure that any future increase in assessment on owner-occupied residential property for purposes of taxation will be tied to the Consumer Price Index (CPI) for the previous year.

As a result of the legislation, recent stability in CPI dictates that no increase is permitted for 2010.

The tax information can be a little confusing… So here’s another post I made about the new PEI property taxes.

PEI Real Estate Market Holds Up

PEI gets neither the booms or busts when it comes to real estate.  A recent article on the CBC website further supports this argument…

“Prince Edward Island’s housing market appears to have withstood the pressures of the recession in the first six months of 2009, according to recently released sales figures from the Canadian Mortgage and Housing Corp.

Stratford is Prince Edward Island’s fastest growing community and many of the new houses being built in the community are selling for higher prices.

CMHC figures show that a newly constructed home in the bedroom community is selling for an average price of slightly less than $300,000.

Meanwhile, a new home in Charlottetown costs on average $224,000.

The average price of an older home in Charlottetown is $182,000 compared to $175,000 for the same period last year.

The housing corporation also found that in the first six months of 2009, the number of new apartment units built on Prince Edward Island also jumped.

The CMHC indicated that 105 apartments were built in the first part of this year compared to just 34 for the same period last year.”

Home prices to fall by 8% this year but Declines are expected to be most moderate in Prince Edward Island at (-4.5 per cent),

PEI doesn’t get the big booms or the big busts that you see in other provinces in Canada.

Charlottetown Trailer Park Debate

I’m not to familliar with this development to put apartment buildings where an existing trailer park on Mout Edward Rd. in Charlottetown.

There is a news item availalbe today on The Guardian about residents having their chance for input on the real estate development. I also found an older artile on the trailer park development.

I haven’t been able to find any pictures of the trailer park so I might have to run out and snap one…

Most Expensive Listing On PEI

Many of you may have heard on the news lately that the record for the most expensive real estate listing in PEI’s history had been smashed.  I found it a little hard to find information on Google with a quick search, so I decided to do my own snooping and give you the details to save you the trouble.

The six-bedroom mansion is on the market for $7.75 million. Sitting just a few metres from the beach, it occupies 4.5 hectares of land.

It took a while to finally get things started. Over a year to be percise.  Finally all the pieces came together for this website/blog dedicated to PEI real estate to launch.

I will be posting information on a whole bunch of different real estate developments on Prince Edward Island.  Often I’ll hear about something interesting in the real estate world on PEI and will have to search aimlessly on Google to find the answers.  Since I’m already doing the work I might as well share it with everyone.

There is still a lot of work to be done behind the scenes before I’ll be happy with this real estate site.  But it’s alive!!!
